Demolition Kickstarts Vision for 900 Homes and Commercial Hub at Stafford Station Gateway

Work has officially begun on the transformation of Doxey Road, marking the first physical step in the ambitious Stafford Station Gateway project - a regeneration scheme set to deliver up to 900 new homes and a major commercial hub for the county town.

Demolition crews are currently on site tearing down the former Chevron Motorsport building, which was most recently used as a garage. The building has now been completely demolished, leaving the site ready for the next phase of preparation.
Chevron Motorsport Relocates
Local residents and customers should note that Chevron Motorsport is now operating from their new premises at Chevron Stafford, Tollgate Drive, Stafford, Staffordshire, ST16 3HS. This was announced by Chevron Stafford on Facebook on 18th September 2025.

The Masterplan: 900 Homes and a Hotel
The work on Doxey Road is just one piece of a much larger puzzle. The wider Stafford Station Gateway scheme aims to regenerate "underutilised brownfield land" around the railway station into a thriving new community.
According to the approved framework, the project will deliver:
Up to 900 new homes
A new hotel
30,000 square feet of commercial and office space
A 350-space multi-storey car park
New retail and leisure facilities
Vision for the Doxey Road Site
The specific area currently being cleared on Doxey Road is earmarked to become a vibrant commercial zone.
Planning documents outline the future vision for this site, stating: "It is anticipated that Doxey Road will provide new space to accommodate growing commercial and business opportunities in Stafford. The final use of these units will be determined once the tenants have been identified."
The plans emphasize improving the look of the area, noting: "It is anticipated soft landscaping is incorporated that is in keeping with the industrial urban character of the area, using trees to soften the boundary between the industrial units and Doxey Road."
The framework also highlights the potential for rapid improvements, adding that some of the existing warehouse styles provide "large areas of enclosed space for multi-functional purposes, which should be ‘quick wins’ in any regeneration approach."

Funding and Timeline
To fund the vital ground preparation, Stafford Borough Council secured £20 million from the Government, with £16.5 million specifically allocated to remediating the Doxey Road works.
January 2026: Trial remediation works begin.
Late 2026: Main site remediation starts.
This work sits alongside the new Institute of Technology (IoT), located next to the railway line. Backed by £13 million in government funding, the IoT officially opened its doors to students in September 2025.
Leaders' Comments Martin Murray, acting leader at Staffordshire County Council, said: "Through remediating the site, it will enable it to be developed but this does take time. We will of course keep nearby communities and businesses up to date."
Aidan Godfrey, leader of Stafford Borough Council, added: "The Stafford Station Gateway project is another part of that overall vision to transform the county town... We are perfectly placed by road, rail, and air for new businesses to flourish."
